Our buy box is straightforward: price range $80K–$400K, asset types include single-family homes and small multifamily, strategy is turnkey rentals and light value-add (cosmetic or minor rehab), and target returns are 14%+ cash-on-cash.
We prioritize properties that are simple to operate: low-maintenance construction (slab foundations preferred, smaller roofing footprint), no flood zone exposure, and clean title with no major encumbrances.
At the market level, we focus on strong rental demand and stable employment, population centers above ~20,000, with a preference for county seats and similar submarkets with long-term stability.
We are not chasing appreciation or heavy repositioning—our focus is steady cash flow, strong basis, and repeatable execution.
